I understand that in the event 12 months of instate verifiable rental history and/or 6 month in state employment history is not available, I will need a guarantor on the lease or increase my deposit to an amount equal to two months’ rent.
Guaranteeing a rental agreement should not be done unless you are confident the prospective tenant will fulfill all terms of the rental agreement. If the tenant for whom you guarantee falls behind in rent, causes damages, llows guests to cause damages or in any other way violates any term of the rental agreement or rules and obligations of tenancy, you can be held financially responsible. The guarantor will also be responsible for all terms of the rental agreement in the event the tenant moves before the lease term is up, or is evicted. Notices of violations will be provided to the guarantor at the address listed above. Please consider this carefully before guaranteeing.
